How our Historic Charlotte Neighborhood Came to Blend Timeless Charm, Architectural Character, and Convenience to Uptown

Early Development

Established in 1913 when the Greater Charlotte Finance and Realty Company platted the area on what had been part of a dairy farm—about 250 acres subdivided into a grid of long avenues and streets.
Initially, little development occurred; by the 1930s it was gaining identity as “Chantilly,” and development accelerated after World War II.

Post-War Growth

Most of the neighborhood’s homes were constructed in the 1940s and 1950s, with many modest bungalow, Craftsman, and ranch-style houses that remain a defining architectural character.
In 1949, the construction of the Independence Boulevard expressway cut through the original plan, dividing the area—larger sections retained the Chantilly name while portions north became known as Commonwealth.

Mid-Century Decline and Revival

Like many older urban neighborhoods in Charlotte, Chantilly faced decline in the 1970s-80s as residents moved to newer suburbs, and many homes aged without renovation.
Starting in the late 1980s and into the 1990s, its proximity to Plaza Midwood and Elizabeth helped spur renewed interest, with people appreciating its historic homes, large oak trees, and close-in location near Uptown.

Recent Trends

In the 2000s and 2010s, as central Charlotte neighborhoods became more desirable and expensive, Chantilly began gentrifying. Smaller post-war homes have increasingly been renovated or replaced with larger, modern builds while still maintaining architectural styles that fit the neighborhood’s character.
Today it’s known for a mix of historic charm and updated residences, a strong neighborhood association, and community events.

Community and Culture

The neighborhood retains Chantilly Park, a seven-acre public green space beloved by residents.
Its location between historic Elizabeth and Plaza Midwood places it within a lively area of shops, galleries, and restaurants just northeast of Uptown Charlotte.

Composting in Chantilly

This fall, the Chantilly Neighborhood Association launched a new partnership with Crown Town

Compost to provide a convenient and environmentally responsible composting option for our

community. Through this collaboration, residents can bring their food scraps and other

compostable materials to Watershed, where Crown Town collects and processes them into

nutrient-rich compost. This compost is then used to support local landscaping efforts by Crown

Town, including the newly planted beds at the neighborhood sign, enriched with soil created

from our own diverted waste.

Quick Facts

● When organic waste breaks down in landfills, it releases methane—a greenhouse gas

approximately 25 times more potent than carbon dioxide over a 100-year period.

● One hour of use from a gas-powered leaf blower can generate as much pollution as

driving a car more than 1,100 miles!!!

● Roughly one-third of all food produced each year is never eaten and ultimately becomes

waste.

How Composting Helps

Composting food scraps, yard waste, and other compostable materials provides meaningful

environmental benefits to help combat, including:

● Reducing methane emissions by diverting organic waste from landfills

● Enhancing carbon sequestration

● Restoring and maintaining healthy soils

● Supporting resilient, sustainable food systems

● Advancing a circular economy, like in Chantilly through the plantings at our

neighborhood sign

● Improving communities’ ability to respond to extreme weather by increasing soil’s

capacity to absorb water, prevent runoff, and retain moisture during drought.

What You Can Compost

A simple rule of thumb: “food and fiber.”

● You can compost anything that was once edible—including meat, dairy, and

prepared foods. Items such as napkins, flowers, eggshells, and coffee grounds

are also accepted.

● Please do not include charcoal, pet or human waste, excessive liquids, or

oversized yard debris.

● Yard waste is welcome as long as it fits in the bin; large limbs, bagged leaves,

and trees cannot be accepted.

How to Join

To encourage participation and help reduce our collective carbon footprint, the Chantilly

Neighborhood Association is covering the first six months of service for any resident who

enrolls.

Holiday Pet Hazards

Holiday festivities are full of love, but also a few things that don’t love our pets back! It’s up to us to help them make good decisions throughout the holidays. Here are a few ways to help share the holiday love without sharing a holiday hazard:

● Know your toxins: Onions, garlic, raw bread dough, chocolate, and animal bones (cooked and uncooked) are toxic to dogs and cats. Even small amounts of these can cause harm, so don’t let your pet indulge!

● Decorations can be dangerous: Pay attention to your pets around decorations and Christmas trees. Snowglobes can shatter and shards of glass can cause cuts and internal injuries if eaten. Many snow globes contain antifreeze, which is toxic to dogs and cats if ingested. Cats love to chew on electrical cords and eat tinsel! Electrical cords can cause mouth burns, and tinsel can easily become an intestinal blockage. Christmas tree needles can cause stomach upset, and water for fresh-cut trees can contain pesticides, preservatives, and bacteria that can make pets sick.

So, now that we know some of the main hazards, what can we do to have a safe, pet-friendly holiday?

● Know what you can give: Cooked, plain potatoes, carrots, green beans, and peas, small amounts of skinless, lean turkey with no skin, and apple slices are all safe ways to spoil Fido a little!

● Supervise, supervise, supervise: Keep a watchful eye on your pet around the kitchen, dinner table, and decorations. When things get busy, sometimes the safest option is a crate or quiet room away from food and gift-opening chaos.

● Be prepared: Have your veterinarian’s information handy and make an emergency plan for holiday closures. If your pet eats something questionable, call the ASPCA Poison Control at (888) 426-4435.

With a little planning and awareness, you can enjoy all the warmth and excitement of the season while keeping your furry family members safe. Here’s to a happy, healthy holiday season for every member of your home–two-legged and four-legged alike!

Upcoming Tree Trimming & Equipment Upgrades

Work Begins in October to Improve Power Reliability

Duke Energy will begin tree trimming, vegetation management, and targeted equipment upgrades throughout the Chantilly neighborhood, starting early October through mid-November.

These efforts are part of a planned reliability improvement initiative designed to reduce the frequency and duration of power outages in our community. Crews will clear overgrown vegetation and remove trees that could interfere with overhead power lines. If any electrical equipment is found to be damaged or in poor condition, it will be repaired or replaced.

What to Expect:

Property owners will be notified in advance by text message or phone call when trimming is scheduled near their home.
If work requires access to your property, you’ll receive a door hanger notice ahead of time.
Certified arborists and trained technicians will take great care to protect maintained landscapes and avoid property damage during the work.

Q: How much access does Duke Energy have for this work?
A: Duke Energy maintains a 30-foot easement (15 feet on either side of the power lines) for safe access and maintenance of utility poles and equipment.

Q: Can the power lines be buried instead?
A: At this time, burial is not planned. The cost to bury lines in this area exceeds $10 million and would need to be funded by residents.

Q: Will all the trees between Shenandoah and Highway 74 be removed?
A: No, not all the trees will be removed—only those deemed hazardous to the safe and reliable operation of the power lines.

Q: Is this part of the Lynx Silver Line project?
A: No. This work is part of Duke Energy’s routine maintenance plan, which follows a 5–7 year cycle. It is unrelated to the Lynx Silver Line project.

Gwen Cook (Greenway Representative):

This speaker focused on the development of Briar Creek Greenway, detailing the scope, timeline, and challenges of each phase, with particular attention to accessibility, flood management, and coordination with NCDOT. Community questions addressed concerns about flooding, lighting, accessibility for Chantilly Elementary, and project completion dates.

Project Phasing and Scope : The Briar Creek Greenway is divided into three phases due to real estate, timing, and coordination with NCDOT, especially for crossing under Highway 74. Phase one runs from Monroe Road to just short of Bay Street, keeping the school connection open until phase three.
Phase One Status and Timeline : Notice to proceed for phase one was issued on August 18, with completion expected within a year, though the contractor anticipates finishing earlier. Initial work will focus on the parking lot and bridge at Radlett Road before moving to the trail.
Flood Management : The greenway is designed to withstand flooding without raising flood elevations, in compliance with FEMA and local regulations. The trail may go underwater during major storms, but no changes to floodplain elevations will occur.

His talk focused on Charlotte's transportation challenges due to population growth and the upcoming voter referendum for a 1% sales tax increase to fund transit improvements. Discussion covered the allocation of funds, specific transit projects, and the importance of community support for the initiative.

Join us for the inaugural Chantilly Home Tour & Backyard Bash! This year, Chantilly is excited to be a part of the annual home tour tradition in Charlotte, alongside neighborhoods like Midwood, Elizabeth, Dilworth, and 4th Ward. The event is designed

to be a delightful blend of charity and social gathering.

We aim to sell 500 tickets and enlist sponsors to raise funds for our community. The Home Tour will showcase 8 homes that reflect the unique character of Chantilly.

Attendees will have the chance to tour each home before indulging in a charming gathering in the backyard, complete with complimentary food and beverages. We are excited to announce our esteemed sponsors, including Calle Sol, Bohemian Wine Bar,

Puerta, Rosemont, Sip City, Laurel Market, Moo & Brew, Moxie Merchant, Bond Street Wine, Legion Brewing, Cold Hearted Gelato, Hawthorne’s Pizza, and Night Swim Coffee who will be providing delightful food and beverage samples.

Guests can start the tour at a time the works for them. Maps for the event will be available from 9am-1pm on April 20th outside the Watershed Church. All guests must retrieve their map for access to the homes. After the tour portion of the event, attendees can make way to the Backyard Bash at the Watershed Church from 2-5pm. Expect to enjoy live music, doggie adoption, caricatures, food trucks, and beer/wine sales.

Tickets can be purchased above for $35, and on the day of the event for $38.To encourage social gathering, discounted tickets will be presold at Legion Brewing in Plaza Midwood on Friday, April 12th from 6-8pm for $30.

As we anticipate selling out prior to April 20th, we encourage you to secure your tickets early. While this event is

primarily designed for adults, children are certainly welcome to join, but please no pets.

Out of respect for our Home Participants, portable restrooms are stationed in the community and we kindly ask that children be supervised by adults at all times during the tour portion of the event. Impact 704 Academy: November 10 and December 15

Sustain Charlotte is thrilled to announce the brand new 704 Impact Academy , a three-part in-person series focused on empowering attendees with the knowledge they need to be advocates for equitable, healthy, and sustainable growth.

The Impact 704 Academy is free, thanks to support from Southminster, and will be held at Charlotte's Camp North End, a revitalized, mixed-use campus north of uptown. Each session will include presentations from experts representing local government, educational institutions, nonprofits, and the private sector.

The first session introduced attendees to smart growth — strategies that include rehabilitating existing developments, designing communities to be more walkable and accessible to necessary goods and services, diversifying housing, and protecting our environment and can be watched online.

The next two sessions will be held Nov. 10 and Dec. 15 from 6 to 8 p.m. Attendees can earn certificates by attending all three in-person sessions and completing a Take Action! mini-project within two months of the last session, such as speaking at a City Council meeting or conducting a neighborhood walkability audit.

Light refreshments from food vendors at Camp North End will be complimentary for attendees.
